Joint ventures present a fantastic opportunity for landowners who wish to remain in their current area, want a new custom home, but are hesitant to invest in construction expenses. Property development joint ventures essentially offer landowners a new home without building costs by partnering with a building company. This collaboration leverages the landowner's land and the builder's expertise (and capital) for mutual profitability. The landowner provides a portion of their land, the building company covers the cost and financial risk of the build and in return receives a portion of the developed property. For example, in the end, both the land owner and building company own one half of a custom luxury duplex (and the land owner has only paid for their custom build with a parcel of their land).
