About TAG Homes
TAG Homes is a boutique construction-only custom home builder based in Unanderra, servicing Wollongong, the Illawarra, and the NSW South Coast. TAG stands for Taylor And Grant, the two builders who founded the business in 2020. What started as a two-person operation now runs as a team of seven staff, one apprentice, and a network of around thirty-five trusted trade contractors.
Since our first handover, we have completed fourteen custom homes and duplexes across the region, delivered over twenty percent year-on-year growth, and maintained zero major warranty claims. In 2024 we were named winner of the Housing Industry Association Regional Startup Business Award, and in 2025 we were selected as a finalist for the Housing Industry Association NSW Emerging Builder of the Year. TAG Homes operates under NSW Builder's Licence 369859C.
We are a construction-only builder. Clients come to us with development application approved or complying development certificate approved plans, or with plans in progress alongside their own architect or draftsperson. We collaborate actively during the final design stages and coordinate the consultants a build needs, including structural engineers, hydraulic engineers, NatHERS assessors, and BASIX assessors. We do not charge design fees and we do not sell design and build packages. Our job is to deliver your plans to the highest standard on a fixed-price contract.
We take on a deliberately limited number of builds each year so every client gets the full attention of our team from first phone call through to handover. Grant and Taylor are personally involved on every build. The same trades that delivered the last TAG home will deliver yours. That consistency is what holds build quality where it should be.
Custom Homes
Every TAG custom home is delivered to plans designed specifically for your block, your lifestyle, and your budget. We work alongside local architects and draftspeople across the Illawarra and South Coast, bringing construction thinking into the design conversation so the brief stays buildable and the budget stays honest. From first slab through to practical completion, you deal with the same team from quote through to handover.
Duplex and Dual Occupancy
TAG builds creative duplexes and dual occupancy homes for clients looking to make the most of their land. Whether the goal is selling one side to fund the build, holding both for rental income, or housing extended family in two connected homes, we deliver the construction end of the project while coordinating with your designer through documentation. Duplex work suits the Illawarra well, and a number of our completed projects have set valuation or sales records for their suburb. The HIA-nominated Oak Flats duplex is one of the builds that shaped how we approach knockdown-rebuilds across the Illawarra.
Knockdown Rebuilds
A knockdown rebuild often delivers better value than renovating an ageing home, particularly when the existing structure has hidden issues or when the layout cannot be reworked into what the family needs now. TAG manages the full construction process from demolition through to handover, with fixed-price contracts and clear transparency on every provisional sum and inclusion. Joint Venture Projects
Joint ventures are a structured collaboration for landowners who want a new home on their block but would prefer not to fund the full construction cost. The landowner contributes the block, TAG contributes construction expertise and finance, and the completed development is shared between both parties according to the agreement set at the outset. For the right block this can mean ending up with a brand-new home on land you already own at significantly reduced net cost. Every joint venture is discussed in detail, modelled transparently, and legally documented before any commitment is made.
