  • Most custom home builds take between 8 and 14 months from development application approval through to practical completion. Knockdown rebuilds typically take 10 to 16 months when factoring in demolition and a new development application. Timelines vary based on design complexity, council area, and site conditions — we discuss realistic timeframes clearly at the consultation stage.

  • Yes. TAG Homes is a licensed builder under NSW Fair Trading, Licence No. 369859C. We carry full home building compensation on all projects over $20,000, as required by the Home Building Act 1989.

  • A joint venture is a collaborative arrangement where TAG Homes contributes construction expertise and the landowner contributes their block. Rather than the landowner funding the full build cost, both parties agree on a structure that typically involves TAG building a dual occupancy or duplex and sharing the outcome. It suits landowners with a suitable block who want a new home built without the full capital outlay. Every joint venture is discussed in detail before any commitment is made.

  • A knockdown rebuild often delivers better value when the existing structure has significant issues such as asbestos, poor layout, or inadequate foundations, when the renovation cost exceeds 60 to 70 per cent of a new build cost, or when the client wants a home designed from scratch for their lifestyle rather than working around an old floor plan. We give every client an honest site assessment and walk through the comparison at no charge.

  • Yes. We use fixed-price contracts on our builds so clients have certainty on their total construction cost before work begins. We are transparent about inclusions and exclusions from the outset, and we discuss provisional sum items clearly during the pre-contract stage.

  • Yes — we have significant experience building on the sloping and challenging sites that are common across Wollongong and the Illawarra. We account for retaining walls, drainage, and cut-and-fill engineering early in the design process to avoid surprises during construction.

  • We work in close collaboration with architects and draftspeople from the earliest stages. The process typically moves through initial consultation, site assessment, brief development, design and documentation, development application or complying development certificate, construction, and handover. One point of contact manages every stage — clients do not deal with multiple companies or trades directly.
