Most custom homes we deliver run between eight and twelve months on site, depending on size, finishes, and council approval timelines. Calderwood was an eight-month build. A complex coastal home with bushfire attack level requirements, custom joinery and detailed landscaping can stretch closer to twelve. Council development application or complying development certificate processing time sits on top of build time, and varies by council and site.

A duplex is two homes attached, sharing a party wall, on a single title or two subdivided titles. A dual occupancy is two separate homes on one block, often detached, also on one or two titles depending on the council and the build. Both need their own approvals and engineering. Which option works on your land depends on the site, the zoning, and the council.

Yes. Most of the Illawarra has some slope to it, and many of our projects involve retaining, split-level design, or bushfire attack level requirements. We've worked across coastal, escarpment, suburban and rural-residential blocks.

TAG Homes is a boutique custom home builder based in Unanderra, building across the Illawarra and the NSW South Coast. Founded by Taylor Melbin and Grant Kerrigan in 2020, the team has now delivered 14 completed homes, with duplexes and custom homes currently under construction across the Illawarra. Every project on this page reflects how we work: clients either bring plans from their own architect or designer, or work with our drafting team from brief to approved drawings, and we build under a fixed-price contract.
In 2026 we won the Medium Density Projects, Dual Occupancy category at the Master Builders NSW Southern Regions Excellence in Building Awards, and we were the 2024 HIA NSW Region Start-up Business winner and a 2024 HIA NSW Region Emerging Builder finalist.
