TAG Homes is a boutique custom home builder based in Unanderra, building across the Illawarra and the NSW South Coast. Founded by Taylor Melbin and Grant Kerrigan in 2020, the team has now delivered 14 completed homes and is currently on the tools across six active builds from Calderwood through to Towradgi. Every project on this page reflects how we work: clients bring approved plans, or plans in progress with their architect, and we focus exclusively on building them properly.
We were named winner of the 2024 Housing Industry Association Regional Startup Business Award and finalist for the 2025 HIA NSW Emerging Builder of the Year. Our Google rating sits at 5.0 stars, our NSW Builder's Licence is 369859C, and Grant is on every site, every week. We take on a limited number of builds each year so every project gets owner-level attention from start to finish.

Most custom homes we deliver run between eight and twelve months on site, depending on size, finishes, and council approval timelines. Calderwood was an eight-month build. A complex coastal home with bushfire attack level requirements, custom joinery and detailed landscaping can stretch closer to twelve. Council development application or complying development certificate processing time sits on top of build time, and varies by council and site.

A duplex is two homes attached, sharing a party wall, on a single title or two subdivided titles. A dual occupancy is two separate homes on one block, often detached, also on one or two titles depending on the council and the build. Both need their own approvals and engineering. Which option works on your land depends on the site, the zoning, and the council.

Depending on size, site, finishes and complexity. We give clients an indicative figure early in the conversation, before any contracts, so you know whether the project is realistic for your budget before going further. Get in contact if you have a set of plans.

Yes. Most of the Illawarra has some slope to it, and many of our projects involve retaining, split-level design, or bushfire attack level requirements. We've worked across coastal, escarpment, suburban and rural-residential blocks.
